Incredible Hulk the History for a Super Hero Party

Monday, June 30th, 2008

The Incredible Hulk was a super hero who gained his powers as the result of an accidental exposure to high-intensity gamma radiation. Incredible Hulk, like his alter-ego Bruce Banner, is a kind and gentle person who cares a great deal for humanity. In fact, Banner was saving the life of a young teenager who trespassed onto a bomb testing site and almost died in an explosion. Banner, saved the youth, but in the process exposed his body to an unbelievable amount of gamma rays. Bruce Banner looked the same, acted the same, and seemed to be the same. However, he later realized that during periods of stress or provocation he changed into an entirely different persona. The small, timid scientist became a seven-foot, half-ton weapon of destruction. Nothing seemed able to stop the Incredible Hulk during these tantrums of rage. The Incredible Hulk demolished cities, and overcame obstacles from coast-to-coast.

The Incredible Hulk s special powers include the ability to jump up to three miles at a time. He has a high resistance level to pain, disease and injuries. The Incredible Hulk s skin can endure very hot and cold temperatures and is immune to all diseases currently found on Earth. All these things considered, the Incredible Hulk is able to be hurt, and he has been injured by a near-hit with a nuclear warhead.

The Incredible Hulk has been both a solo crime fighter and a team player as part of a crime fighting team called The Defenders. As one of the most recognizable, and best loved Marvel super heroes of all time, the Incredible Hulk teaches lessons of being kind, caring, smart and encourages success in math and science. The Incredible Hulk has not only had his own comic book series, but he has been in several televisions series and guest starred in other super heroes comic books as well. The Incredible Hulk, with his can do attitude, makes a great party theme for any childhood get-together. Just add some Incredible Hulk party supplies, some kids with a lot of extra energy, and a patient adult or two supervising the busy day of super hero quests and everyone will have a great time.

A Financial Analysis of Andersons Inc

Monday, June 30th, 2008

The consumer good sector, when compared to more attractive regions such as technology or healthcare, has not received too much attention in the news as of late. However, the lack of consideration by the major news outlets does not necessarily mean that this sector, and more specifically, the farm product industry of this sector, is not an attractive buy. With market cap leaders such as Bunge (BG), Delta and Pine Land (DLP), and Fresh Del Monte Produce (FDP) performing fairly well over the past year, there may be some further optimism for this industry. One company in particular, Andersons Inc. (ANDE), I feel will continue to do extraordinary well over this next year.

Looking more specifically on what Andersons actually does, according to the profile set up on Reuters, Andersons, “has diversified interests in the agriculture and transportation markets.” With a semi-conglomerate at hand for this company, while there will be some difficulty finding alpha beating growth results, there will also be strong difficulty in losing quite a bit of money. Referring back to the specific areas Andersons is involved with, Reuters mentions that this company, “operates in five segments: the Grain & Ethanol Group, the Rail Group, the Plant Nutrient Group, the Turf & Specialty Group and the Retail Group.” With such a diversified enterprise, Andersons is really hedging their bets against any slowdown to either transportation or agriculture. The one area which really stands out, the Grain & Ethanol Group shows that while Andersons still operates possibly “old” industries relative to its Rail Group, thinking of the future in terms of ethanol, is still a strong attribute for this company to have.

This support is really evident over the past two years, after the share price of Andersons rose close to 400% because of the spike in crude oil prices. Inevitably, as oil will continue to rise in the future years, and ethanol continues to be the main substitute to use for replacement, there is incredible potential for this company, its earnings, and, subsequently, its share price. Furthermore, theoretically, Andersons hedges itself in a way as well. As oil and other related commodity prices rise, its Rail Group may not produce that strongly, but the higher commodity prices also increase demand for its ethanol services. The added bonus of having this company in your portfolio can be attributed to not only this self-hedging strategy, but to the fact that this company produces inelastic goods which do not tend to be harmed too much during times of economic slowdown—a very plausible situation for the United States in the next year or so.

While the company has a solid business plan, without a strong fundamental base, this plan will be truly hard to execute. However, looking over the figures Andersons has produced over the past few years, there are no real blemishes I can find to stop investors from purchasing shares of this company. Examining the top line, according to Capital IQ, over the past year Andersons has produced in terms of sales very nicely with over 1.5 billion dollars—spread out to a revenue per share of more than 91. Its quarterly growth rate over the past of near 21% is also quite solid, as competitors such as Bunge and Fresh Del Monte Produce have only brought in respective quarterly numbers of 14% and negative 3%. Looking at the very important P/E ratio, Andersons’ forward of a bit more than 12 handily beats out the multiple of the industry at 17, and it also beats out the forward ratios for competitors Bunge (14.91), Fresh Del Monte (15.21), and Delta and Pine Land (24.64). In addition to being undervalued in this regard, looking at some more detailed multiples relative to price to sales, enterprise value to revenue and enterprise value to cash flow, Andersons’ respective numbers of 0.51, 0.65, and 11.56 are all favorably low compared to the industry and rivals. For example, Delta and Pine Land’s respective numbers of 3.52, 3.37, and 18.18, albeit with a lower enterprise value, still illustrate how this company is overbought after this recent year when it rose close to 50% on a small 0.71 beta. On the other hand, while Andersons grew in terms of share price at a similar rate, with a beta of close to 2.25, there is more reason not to believe that Andersons is overbought. Furthermore, as growth is always a key component of gauging how a company is performing, looking at the PEG ratio for Andersons, analysts, over the next five years, are predicting a fairly high growth rate, leading to a low ratio of about 0.79. Comparing this number to Bunge’s 1.64 or Fresh Del Monte Produce’s 2.51, there should be optimism surrounding this company because of not only its sturdy foundation, but because of its strong future.

While the numbers for this company do look good at first glance, without a strong management team, these figures may just have been considered useless. However, CEO Michael J. Anderson and his 1280 employees seem to be acting quite nicely, if some of these statistics are any indication. For example, Andersons’ ROE of 16.94% is above the industry’s average, and is also above the ROE of competitors Bunge (10%), Fresh Del Monte Produce (-13%), and Delta and Pine Land (13%), not to mention the industry’s 11.30% average. In addition, Andersons’ Return on assets and return on investments over the last year, respectively, of five and nine percent are also good indication of the success of this management team. Looking towards the balance sheet, while the book value is a bit low compared to some of the other companies in this industry, the company still is fairly solvent with a current ratio over 1.4, and a long term debt to equity ratio just over 0.5. Therefore, as long as this company can continue its strong fundamental support, there should be no immediate disinterest in committing some capital into Andersons.

Looking over the charts, it is true that Andersons is currently trading above its 200 and 50 day SMA. However, over the past two years, there have been amazing share price growth because of the crude oil scare. With oil prices continuing to slowly rebound from its lows hit more than one month ago, there is some strong potential for this company to rebound and reach its 52 week high hit last summer. In addition, with an EBITDA of more than 81 million dollars, further research will go into capital expenditures for this company, and continued new innovations will only be a beneficiary to this company. Thus, with the strong background, both in terms of financials and management, coupled with a strong future potential related to its production, there should be some sincere interest in committing some of your capital into this stock.

Child Safety around Water

Monday, June 30th, 2008

Playing with water can be fun and exciting, especially if you are engaging in water sports. The problem, however, is that water can be dangerous for people of all ages. About 5,000 people drowned in the United States alone every year, and 1,000 of this population are children younger than the age of 15. It is for this reason actually that drowning has been considered as the one of the primary causes of children s death.

Children drown for a number of reasons. The most common situation that leads to child drowning is when the child is left alone in the water. Many found it surprising that children drowned without any hint or sign of danger previously observed. It was in fact reported that small children tend not to splash or make noise when they get into trouble in the water and it happens in just a few minutes. Because of this, supporters of child safety have considered certain recommendations and advices for child safety around water.

So what are these advices for child safety around water?

Several experts have noted that for ultimate child safety around water, it is important not to leave a child alone near water, be it on the beach, at a pool, or in a bathtub. If you must leave, take your child with you or ask someone to look after the child. The rule of thumb here is to have an adult constantly watching while young children are enjoying the water. When I say “constantly watching”, it means that no reading, card playing, or chatting on the phone is allowed. Such kind of activity will only distract your attention while supervising a child around water and can be the reason for the child drowning.

It is also important to realize that small children do not only drown in pools. Bathtubs, buckets, toilets and hot tubs pose certain dangers to your child as well. So the best way to do is not to leave your child unattended near those areas. If you let them near the buckets, make sure that the buckets are empty for toddlers are more prone to drowning even in just one inch of water.

If for instance you want your children to enjoy the water as long as they wish, enroll them in swimming classes. A number of swimming lessons for children age three and above are in fact offered almost anywhere nowadays. Swimming classes are conducted and taught by qualified instructors who are trained and well-informed about child safety around water. It is still important to keep in mind that swimming lessons do not make the child drown-proof.

Finally, regarding child safety around water, do not underestimate the power of water for even the lakes and the rivers are dangerous. Also, arm yourself with a first-aid kit and emergency phone if possible.

TeenScreen: Creating a Crisis Where None Exists

Monday, June 30th, 2008

Are you concerned that your child is having suicidal thoughts? Apparently the U.S. Government is and not because we are experiencing an epidemic of suicides. In fact, the Center for Disease Control reports that suicide rates for ages 10 through 19 are on the decline. Yet, in spite of this progress, the U.S. Government wishes to get involved. The government has been known to fail and fail miserably at so many things, mental health screening of teenagers is something they should stay far, far away from, allowing families to look after their children instead of a government corrupted by drug companies concerned only with profit.

TeenScreen is a very controversial mental illness screening program introduced by Columbia University s Child Psychiatry Research Department – the same group that has been designated by the Food &amp Drug Administration to review studies on antidepressants inducing self-harm and suicide in children.

The goal of TeenScreen is to screen every school-aged child before graduation for suicide and “mental disorders” using a computer survey. Those considered at risk are recommended for “treatment.” The label placed on your child is one that could stick with him or her for life regardless of validity. You should also be aware that this ability to diagnose your child also allows for legal drugging of your child.

THE FOX IS OFFICIALLY IN CHARGE OF THE HEN HOUSE.

It may or may not surprise you to learn that the money line for funding of this ill-conceived program known as TeenScreen can be traced directly to the pharmaceutical drug industry. Members of the drug industry also assisted in the development of the questionnaire your young person would be asked to fill out.

One tactic TeenScreen officials use is to sell the child/teen on the suicide survey first and after they have their agreement, they later contact parents. However, not enough children were voluntarily coming forward so one idea was to encourage them by offering free movie passes and pizza parties, met with greater success (because we know suicidal kids love to eat pizza and go to the movies!!). This particular tactic conjures images of a stranger passing through a quiet neighborhood, slowly creeping down the street in a dark sedan, offering candy to small children in the hopes of luring them into their car. Make no mistake about it – the real agenda here is pill pushing on the most impressionable group in our society.

PASSIVE CONSENT.

In the past, TeenScreen has been known to utilize a passive consent form, requiring no written parental approval. The passive consent form is sent home to parents and if they fail to return it, TeenScreen considers silence to mean they have the parents consent. Passive Consent is a way to get around written parental consent and an effective method to get more children screened. Passive consent requires parents to return a form only if they do not want their child to participate in the screening.

However, a federal law known as the Protection of Pupil Rights Act, requires written parental consent before a child undergoes a survey, analysis or evaluation. One option as discussed in the TeenScreen newsletter, is to make screening a part of the school s curriculum as a method to bypass this law and use passive consent instead.

The following is a list of some of the question that may be asked of your child, leading to a possible diagnosis of mental disorder:

Has there been a time when nothing was fun for you and you just weren t interested in anything?

Has there been a time when you felt you couldn t do anything well or that you weren t as good-looking or as smart as other people?

How often did your parents get annoyed or upset with you because of the way you were feeling or acting?

Have you often felt very nervous when you ve had to do things in front of people?

Have you often worried a lot before you were going to play a sport or game or do some other activity?

Have you tried to kill yourself in the last year?

Are you still thinking of killing yourself?

Have you thought seriously about killing yourself?

Have you often thought about killing yourself??

Have you ever tried to kill yourself?

9 OUT OF 10 CHILDREN REFERRED TO PSYCHIATRISTS ARE PRESCRIBED PSYCHOTROPIC DRUGS.

Based on the answers the child gives to the above questions he is then sent on to a “clinician” who considers which label to use: Social Phobia? Panic Disorder? Anxiety? Obsessive Compulsive Disorder? Active Suicide Ideation? Passive Suicide Ideation? The following is an impartial list of mental disorders from which to choose when diagnosing a child as mentally ill through TeenScreen: conduct disorder, avoidant personality disorder, mathematics disorder, reading disorder, disorder of written expression, nightmare disorder, general anxiety disorder, oppositional defiant disorder, factious disorder, as well as numerous other “disorders”.

FALSE POSITIVES EXCEED 84%!

There is an 84 to 94% chance the student will walk away falsely labeled as “suicidal” or “mentally ill” as a result of this test, something TeenScreen fails to openly disclose. The test has proven itself to be highly inaccurate.

Because the real agenda here is pill pushing, a false positive carries not just a label but possibly dangerous consequences as the student could possibly be placed on an experimental drug with numerous side effects (including suicidal tendencies!). As many as 24% of children screened are given psychotropic drugs, known to have caused more harm than the conditions for which they are prescribed.

No individual behind the development of this program has come forward with evidence that their approach is one that would prove to be even the least bit effective. TeenScreen is based on the thoroughly discredited “Diagnostic and Statistical Manual of Mental Disorders” and is being promoted as evidence based without providing any evidence.

SO WHERE ARE WE GOING WITH MENTAL HEALTH SCREENING?

The statistics thus far for TeenScreen resulted in one-third of the subjects being flagged as “positive” for mental health problems and 50% of those flagged were recommended for mental health treatment. If this system, already proven to be woefully inaccurate, is set loose on the 52 million public school students, it would mean affixing some sort of label on 17 million American children and putting 8 million children into the hands of the psychiatric/drug industry. Imagine the financial gain for this monstrous industry with government taxpayers footing the bill!

The drug dealer has penetrated the doors of our schools and it is quite possible, if this matter is left to fully develop, they may never leave. For decades we put a great deal of emphasis on teaching our children to “just say no to drugs” only to turn around and allow them to be diagnosed with bogus conditions, labeled possibly for life with a “mental illness,” and prescribed drugs known to be dangerous!

Parental rights remain ambiguous under TeenScreen guidelines and with each inch taken away from us, it is an inch we may never get back. Even now there are numerous cases of children being taken away or threatened to be taken away from their parents because of a disagreement over conventional vs. alternative treatment in cases such as cancer, what could conceivably happen in the future if a parent refused psychotropic drugs? I know of numerous cases where a child has been forced out of school for not taking a drug for hyperactivity, what happens when your child is diagnosed with a mental health disorder and you refuse treatment? Do we have any reason to feel confidant that the government, medical health authorities, or public school system has our children s best interests at heart? History has taught us to be skeptical.

Mandated mental health screening by school officials will touch all of us at some point and should not be left to play itself out. I highly encourage you to call or write your school district superintendent to find out whether they have implemented TeenScreen, and if not, whether there are plans to implement this program. I would even think writing the school and providing them with written documentation that you do not give permission for any sort of mental health screening of your child should help to insure that they cannot go forward.

Balance Transfer Credit Cards – How Good Are They?

Monday, June 30th, 2008

Are you looking for ways to save yourself money? If the answer is yes then read on as I have the answer to your prayers, by changing your credit card to one that offers a balance transfer deal.

The credit card companies are looking for your business, so there has never been a better time to check out the great deals that are on offer, and save yourself some money at the same time. One of the ways to do this is by looking for credit card companies that are offering Balance transfer deal.

0% balance transfers – what are they?

Balance transfer deals, what are they I here you ask! They are here to save us money and using one will be a great advantage to you. If you are not sure how they work read on and I will explain,

A balance transfer is when you move your balance from your existing card to another card that is giving you a better APR. A lot of companies are jumping on the bandwagon with this deal they will offer you 0% interest for a period of time, it could be 6 to 9 months or even up to a year. A typical example is say the card you had was charging you a an APR of 27.9% and your balance is £2000, your monthly payment would be £300 you will not have cleared your balance after a 6 months period, in fact you would have paid £494 in interest and you would still owe £694. If you could have put this amount into a balance transfer deal then the amount due at the end of the six months would be £200, saving you £494 how good is that!

Choose the card that suits you…

Take your time when looking for these deals as there are many out there. Check the junk mail, as it might not be junk after all, or on the Internet, there has never been a better time to take advantage of these great deals. These companies want your business so look around for the best deal to suit you.

If you change your credit card to one with the 0% interest free period, please double check the APR once your free period is over to make sure it is lower than your last card, as you don’t want to be costing yourself more money.

Once you decide to switch cards, and your initial 0% interest free period is up do not be afraid to change to another one and use that one in the same way, it is about time we got something back from these credit card companies.

Remember…

2) Take into account your personal circumstances
3) Make sure you are aware of the new credit cards APR after the introductory deal is over
4) Do not apply for too many credit cards at once as this may affect your credit rating

Christmas Presents for Children: Help Is At Hand

Monday, June 30th, 2008

What will my six year old niece enjoy playing with? What would be an enjoyable and different gift for my ten year old grandson?

Chances are that this Christmas you need to buy a gift for a child. For many people this is a daunting prospect. You may not have children of your own. You might have children of different ages or genders or it may just be a long time since your own kids left the nest.

Where to start in an ever more complicated toy market? The easy-opt out is to give money or gift vouchers, but that s a poor answer. There is little in the world which compares to seeing the joy on a child s face as they open an exiting new discovery on Christmas Day and start to imagine the new experiences that it will bring.

So how do you find the right gift? Major chains of toy retailers are little help. If you can track down a member of staff, then the chances are they have no personal experience of the toy in question and can give you very little input into its suitability.

That s where your small independent toy store comes into its own. Despite the erosion in the number of these outlets in recent years, you ll still find one in most towns. So why can they provide that inspiration?

Well, for a start, the people who work there know their products. Chances are they made the decision to stock the product themselves. That process involves research and meeting face to face with the people who supply them. They ve handled the toy themselves know what it does and who it s right for.

Their small size means that they generally receive better direct feedback from customers and are better placed to make informed recommendations. They have better knowledge of how gifts go down. For instance does a toy sell well only because it s well marketed, or does it sell well because children use it and come back again and again for more items from the same line?

The surprising thing to learn as well is that they probably aren t as motivated by profit as the major chains are. Why? Well it s simple. They want you back at birthday time, they want you back next Christmas, and so on. How do they achieve that? Only if the customer themselves gets good feedback from the child in question. As a result they go out of their way to make the best job of recommendation they possibly can. They can t afford to sell you the wrong thing for the sake of a few pennies.

Need something unusual? The child has “everything”. Independent toy stores often can t compete on the major brands. They need to think outside the box to survive. If you need something that s different and inspiring then there is a fair bet they can come up with the very present your looking for.

Get the right presents this year by getting advice from someone who knows what they re talking about. Visit your local independent toy retailer.

Martial Arts Book Review – Judo Seio-Nage by Hidetoshi Nakanishi

Monday, June 30th, 2008

Being the author of several books on the martial arts and fighting, I am always looking for books of exceptional quality to add to my library. If I have a book in my library, it’s definitely worth owning. One such book is Hidetoshi Nakanishi’s, “Judo Seio-Nage.”

Actually I guess I should revise that statement to include any and all books in the Judo Masterclass Techniques series. This series of books is absolutely amazing in its structure and presentation of the materials in each volume. Good solid information is provided in each section along with very clear and concise photographs to complement the already outstanding text.

Although the primary focus of this book is on the sporting aspect of Judo, the techniques in it can easily be modified for use in combat or self-defense situations. Although most modern schools of Judo focus on the sporting aspects, you must remember that Judo was originally derived from Jujitsu by Dr. Jigoro Kano. Therefore, with the proper knowledge and a little modification, you can easily adapt the sporting techniques of Judo back to the more self-defense oriented techniques of Jujitsu.

History of Seio-Nage:

Here the author provides you with a rather brief but very interesting history of this particular technique. There are even some nice illustrations and several photographs which demonstrate the use of this throwing technique against an opponent.

Introduction to Seio-Nage:

Although this section is rather brief, it does cover the key elements which are involved in the correct execution of this very effective throwing technique.

A Personal View of Morote-Seio-Nage:

Here the author offers up his own personal views and insight into the importance and effectiveness of this very effective throwing technique. The author, being a man of smaller stature, was forced by nature itself to compete against bigger opponents since he was almost always the smallest one there. This helped him to develop his own personal style of Morote-Seio-Nage.

Morote-Seio-Nage:

Morote-seio-nage is demonstrated in exquisite detail in this book not only in written text, but also in the accompanying photographs. After a brief introduction of the technique, the author follows that up with a detailed analysis of the key elements needed to successfully execute this particular technique. This is followed by several variations of this main technique. It should be noted that every variation of this throwing technique is based upon the same key elements.

The author then goes on to describe various combinations of techniques that can be used with morote-seio-nage in order make it even more effective. He then goes into a brief yet detailed demonstration of various counters and defenses that you can use against someone who attempts to use this throwing technique against you. This section concludes with a solo training section which, if practiced consistently, will improve your ability to execute this technique.

A Personal View of Ippon-Seio-Nage and Ippon-Seio-Nage:

These two sections are identical in structure to Morote-Seio-Nage. Naturally, only the specifics of the techniques are different.

The author concludes this book with a brief section devoted to the use of Seio-Nage in competition.

Shawn Kovacich has been practicing the martial arts for over 25 years and currently holds the rank of 4th degree (Yodan) black belt in both Karate and Tae Kwon Do. Where is the Best Place to Invest?

Monday, June 30th, 2008

Where is the best place to invest in tax lien certificates or tax deeds? Most people are concerned about which lien states have the highest interest rates and which deed states start bidding at back taxes. I believe that the best place to start investing is in your own backyard. I think that it’s best to invest in an area that you know, because you’ll know what the property values are and you’ll know what to look out for. Each state has different problems that you have to be aware of, especially if you’re purchasing raw land.

In Pennsylvania where I invest in tax deeds, for example, I have to worry about whether a property will perk or not. If I buy a lot in a deed sale that doesn’t perk I won’t be able to get a septic design approved and won’t be able to build on the property. Its resale value will be a fraction of the price that I could get for it if it had an approved septic design. In another state you might have other concerns. In dry states, like Arizona for example, you may have to be concerned about water rights.

Don’t be too concerned about which state has the highest interest rate. In states with high interest rates, the interest is typically bid down extremely low. What you should be concerned about is will you have the opportunity to pay the subsequent taxes, and will you get the maximum interest rate on your subs, and are there other penalties that you are entitled to.

In New Jersey, for example the interest rate is typically bid down to 0% and then premium can be bid as well. The reason that investors do this is because they know that once they have the lien, they can pay the subsequent taxes and get the maximum interest rate on their “subs,” which is 18%, and they will also receive a penalty on the certificate amount of the lien.

In Florida where the maximum interest rate is also 18%, the interest is typically bid down to as low as ¼ %. In Florida you are not allowed to pay the subsequent taxes, actually you can pay them, but you do not receive any interest on subsequent taxes, nor will you get any subsequent tax payments back should the lien redeem. However, in Florida there is a minimum penalty of 5%, so if you bid less than 5%, you get the penalty instead of the interest rate that you bid.

Don’t be too concerned about which deed states start bidding at back taxes. The more important thing to be concerned about for deed states is, “what will the competition typically bid the price up to.” In some states, real estate is so valuable and the demand outweighs the supply of affordable homes. In these states (California, Florida, and the Northeast States) any property with a home or business on it will be bid up close to market value. Remember, tax sales are auctions and sometimes people get carried away at actions and pay too much money. Online auctions can be especially competitive, and may California and Florida counties have tax sales online.

To find out about tax sales in your county or municipality go to a sale and see what it’s like. Talk to the tax collector, or whoever is responsible for conducting the tax sale in your area to find out more about how to register for the sale and what the procedures and requirements are for bidding. If you need help determining whom you need to contact, you can consult my State Guide.

My State Guide is available as an e-book along with another e-book on how to invest in tax liens. Both books are available for $39.95. My state guide is different from the other resources that you can get online, because I don’t just give you the type of investment, interest rate and redemption period for each state. I tell you who is responsible for the tax sales in each state, so that you know who you have to contact, and I tell you whether or not you can get information online and give you a link to that State’s website with links to the counties.

What if you live in a deed state and you want to invest in tax liens? I’m in Pennsylvania, which is a deed state, but I’m close to New Jersey, which is a lien state, so I do my tax lien investing there. If you’re not close enough to travel to a state that sell tax liens, is there a state that you vacation in or do business in that sell tax liens? If there is maybe you can right off your next vacation if you go to a tax sale? If not, then you may have no other alternative than to invest online. There are only 2 tax lien states that I’m aware of that have online sales – Arizona and Florida. Arizona sales take place in February and March each year, and Florida lien sales (Florida has both lien and deed sales) are in May and June. Be very careful to do your due diligence on these properties. I don’t advise investing online unless you can go look at the properties or you have someone that can look at them for you.

Here are four action steps that you can take right now to find the best place for you to invest.

Call the tax collector and find out what happens in your state. Do they sell tax
liens, tax deeds, or redeemable tax deeds?
Go to a sale and see what it’s like.
If you are in a deed state and you want to invest in tax liens, then find out what
states sell tax liens, if you need help with this get my State Guide.
Find out about online tax sales at bid4assets.com bid4assets.com

Bid4Assets has mostly deed auctions, In order to find tax lien auctions online; you will have to go to the county’s web site. For this I recommend going through the links on my State Guide.

If you take the action steps above, then you’ll have a good idea of what state is the best for you to invest in. And if you read my State Guide, you’ll have a good idea of what happens at tax sales in each state. Unique Gift Idea for Children

Sunday, June 29th, 2008

Today, like every Saturday, my two daughters and I went to the mall. It is one day just the three of us can spend some “girl time” shopping,
looking at clothes, and have lunch. All week they ve been asking to visit a new store that recently opened… “Build-a-bear”. I ve checked
them out online and they seemed over-priced, but I went anyway.

I was impressed.

It was actually very fun.

First you pick out a Bear (or cat or dog etc). It s just an empty stuffed toy. My oldest, 12 years old, picked a soft tan teddy bear aka READ BEAR, and my youngest, 6 years old, picked a white cat, aka SASSY KITTY.

Then we waited in line with other eager children and their limp, unstuffed bears, cats and dogs. While waiting in line you can see displays of clothing, shoes, accessories, costumes and more… all for your bear.

After a 10-15 minute wait in line, we reach the “Stuffing station” – They hook your bear up to a machine and add the stuffing! The kids get to step on a foot paddle to work the machine. When stuffed, they add a little heart…but not until the kids make a wish, and add things like love, smarts etc etc to it. Then the heart is added to the insides and sewn up.

Next the best part!! Clothes shopping! My kids got one complete outfit each. But now I know what to tell friends and relatives to get them for christmas! Build-a-bear gift cards, or a new outfit are wonderful unique gift ideas for kids! Now it will be easier to shop for those kids who “have everything”.

Before checking out, you visit a few more stations, naming, and dressing (we didn t dress them there, we took them home to dress-up). The kids even get a gift certificate with their bears name and birth date. At checkout the kids get an adorable little “home” or box for there new friend, shaped like a house.

You can visit the build a bear workshop webpage at buildabear.com/ to find a store near you, buy gift cards/bear bucks, or just have a look at what they have to offer.

By the way, I do not work for build-a bear, I am just a big fan of their incredible product/service and hope to share this unique gift idea!
