Malta Property Investors Have Another Record Year

Property prices on the Mediterranean island of Malta have risen again, and according to overseas property specialists Tribune Properties, there is no end in sight yet to any downturn in the market.

Recent government figures showed a sixteen per cent rise in the year to March 2006.

Tribune Properties say that the demand for property in Malta remains bouyant from the UK, US, Australian and European mainland markets, and predict a further ten per cent rise in the coming year.

‘We normally see a drop off in enquiries a few months before any price levelling’ explains Tribune’s Managing Director Roger Munns, ‘But demand for Malta this year is every bit as strong as 2005 and at the moment we can only see prices going one way in the short term at least – and that’s up’.

The Malta government is expected to allow developers to utilise more land for building, but Tribune see this as a negative rather than a positive move.

‘Malta is an island with a finite amount of land, and while the Malta government view releasing more land for building, and more properties as the answer to increasing property prices, we believe this is the wrong approach’, say Tribune, ‘ and in the end more developments could have an adverse impact on Malta’s economy.

Tourism is an important industry for Malta, and tourists aren’t impressed by cranes and construction work while they’re trying to relax or go to see Malta’s historical sights, and if it’s a first visit to the island there’s an increased chance that it will be their last, losing the Malta holidays industry repeat business.’

There has been some discontent on the island about the rising prices of property in Malta, and with less overseas buyers the possibility of prices falling and more islanders being able to get on the property ladder could be welcome news, as today’s tourist is often tomorrow’s property buyer.

But there has been speculation for some time now that low cost airlines are going to start offering flights to Malta, and this will help the Malta hotels and holiday market as more people consider three and four day breaks instead of the traditional week or fortnight, boosting the overall number of visitors, especially if Air Malta and the low cost airlines bring the cost of Malta flights to levels seen for the Spanish islands.

Malta has traditionally seen the majority of her visitors from the UK, but this could be changing to a more diverse mix in future years.

Last year saw a record number of visitors from Italy, and increased enquiries have been received at estate agents across the island from Scandanvia, Holland, France and Belgium, helping to increase the demand for Malta properties.

A new ‘Smart City’ is also being planned which could see Malta competing with the rest of Europe as a business destination for internet and other high-tech companies. English is spoken fluently in Malta, and coupled with relatively low salaries locally it is hoped that inward investment and 5000 new jobs will help the Maltese economy which in turn will boost the property, hotel and holiday markets.

Traditional Archery And Target Panic: The Drive By

All forms of target panic are frustrating, but one of the more insidious is the dreaded “freezing”. Several years ago, before I was able to cure my target panic for good, I fought through a case of freezing. I developed it while battling a premature release. Releasing the arrow too early was my first experience with target panic. In an attempt to cure my early release, I worked on holding at full draw. I assumed that if I practiced the hold exclusively, then all of my target panic troubles would go away. So I worked hard at it, practicing the hold daily with my longbow. I didn’t take a shot for a month. I thought I could teach my brain to hold comfortably (i.e. without mental tension and that incredible urge to release too soon) whenever I came to full draw.

My results after several weeks practicing at home were less than successful. The first day back shooting at my local range I notice something unusual; something I hadn’t experienced before. When I drew my bow I was able to hold at full draw, but when I tried to slowly ease my bow hand into the target picture, I felt this incredible force keeping me where I was. It was incredible. I could draw and hold, but I would “freeze” outside of the target. I found that when I forced myself by yanking my bow across the target picture, I would release immediately. When I drew my bow with my bow hand already pre-set on the target picture, I would release immediately upon reaching full draw. Now, instead of having one target panic related problem, I had two. It was a case of pick your poison. Either I froze outside of the target picture or I would release too soon.

I quickly developed a method where I would freeze and then time my release as I swung by the target. Occasionally, I would make an accurate shot, but for the most part this was a ridiculous way to shoot. It was extremely unreliable and my misses tended to by way off course. Several months later, I had heard this referred to as “drive by shooting”. It is comical description, but accurate. Sometimes when your target panic is as bad as mine was, all you can do is laugh.

I quickly decided that this was no way to shoot and was on to my next attempt to cure my target panic. Eventually I was able to cure it permanently using a technique called the Push Release.

“Karate Ni Sente Nashi” (There is no First Attack in Karate)

A while back, I was reacquainting myself with a long time friend during a weekend get together. We were talking about our families’ weekly schedules and I mentioned that my daughter and I spend a couple nights a week at karate. My friend, who’s always been a bit outspoken, surprised me by asking if I could beat up the other guys in our group. I told him that was tough to say because karate is a defensive art. At the time, I said this without thinking, but I have thought about this a lot both before and since the conversation.

I have had to use karate for real in two instances. In both instances I was completely defensive in posture, and in both instances I immediately and without thought applied my karate training and was able to subdue both attackers without injury to myself. I have also been in other fights, but if I in any way contributed to or failed to attempt to avoid the altercation, I did not apply my karate training. This was not a conscious decision, so I’m not exactly sure why. For years I had assumed it was a moral issue. By being at least partially to blame for the physical conflict, my subconscious prevented me from using techniques that could result in injury to the co-instigator. While I do not wish to underestimate having the moral advantage as a factor in a fight, it has occurred to me there was probably another and much simpler reason as well.

As karate-ka, we are not normally taught how to be the aggressor. Most forms of practice, with the possible exception of sparring and some katas, begin with a block or counter to an attack. Even katas that begin with a strike are in response to an attack. This means we spend only a fraction of our time training how to successfully initiate contact. This may appear to be an omission in karate training, but I suspect it has evolved for a reason.

There are two points in which individuals are most vulnerable. First is when they are unsuspecting or unaware of danger. However, attacking an unsuspecting victim goes against the very heart of Okinawan Karate, not to mention the laws of all fifty states. The second vulnerable instance is when an individual is attacking. This, I believe, is the essence of karate as a martial art.

In an altercation, an opponent would almost certainly be on his or her guard before any physical confrontation were to begin. It is very difficult to initiate an attack against a wary opponent, even an untrained opponent. Furthermore, it is even more difficult to initiate an attack against a wary opponent if the aim is to subdue without harming. On the other hand, if the opponent initiates contact, he or she is not concentrating on defending themselves, and an opening for a counter should occur. Once this opening presents itself, the karate-ka may chose the least lethal technique appropriate and necessary for his or her own protection

This is why I believe trying to avoid confrontation is such an integral part of karate. When facing an aggressor, a non-confrontational attitude should accomplish one of two results. Either the aggressor will relent finding an unwilling opponent or sense this attitude as weakness. By thinking the victim weak, the aggressor may underestimate his or her opponent. The first result avoids the physical confrontation entirely; the ultimate goal of karate. The second result gains the karate-ka an advantage that will assist in the successful subduing of the aggressor. This also allows the karate-ka to gain a moral advantage which would help to release any inhibitions in using their training

I have often heard the adage “Karate Ni Sente Nashi” (there is no first attack in karate). This saying certainly has a firm foundation in the martial arts for obvious moral reasons, but reflection shows that there may be a less obvious tactical benefit to this philosophy as well.
